Título : Proyecto de factibilidad de implementación de una empresa de servicios de agroturismo para la ciudad de Santo Domingo de los Colorados, en la provincia de Santo Domingo de los Tsáchilas

Resumen : El presente estudio persigue como objetivo general determinar la factibilidad para la implementación de una empresa de servicios turísticos comunitarios para la ciudad de Santo Domingo de los Colorados, provincia de Santo Domingo de los Tsáchilas para lo cual se ha seguido un procedimiento metodológico estricto para determinar la factibilidad de la inversión. Los métodos seleccionados han aportado significativamente en el desarrollo de la investigación. El método inductivo se lo empleó durante la observación y análisis de los turistas que llegan a Santo Domingo y los servicios más preferidos por éstos. Esto permitió el análisis de la demanda y la determinación del servicio adecuado para el segmento meta que la empresa espera servir. El método Deductivo se lo empleó para explicar la factibilidad del proyecto al interpretar los resultados del estudio de mercado, la estimación de costos e ingresos y los resultados de la evaluación financiera. El método analítico fue empleado a lo largo de todo el estudio de factibilidad debido a que, ninguna fase del mismo, pudo estructurarse sin análisis previo; la mayor intensidad de análisis recayó en la parte de la evaluación financiera por ser la parte que determinó la viabilidad económica y financiera, proporcionando al inversionista la información suficiente para decidir invertir. El método Sintético se empleó en la interpretación de resultados del trabajo de campo y al elaborar las conclusiones y recomendaciones. La técnica de recolección de información que se empleó de manera principal fue la encuesta. Se encuestaron a turistas nacionales y extranjeros que visitaron las comunas Tsáchilas de Santo Domingo. El estudio de mercado reflejó una creciente demanda por agroturismo. La demanda potencial de la empresa es de 1 794, mientras que la demanda real y la demanda efectiva es de 1 023 y 724, respectivamente. La demanda insatisfecha la conforman 727 turistas que, según la investigación de mercado, viajarían por una estadía de dos o tres días, lo cual representa un total de 1448 paquetes turísticos que podrían venderse. La tasa de crecimiento del sector turístico es del 7%; y el consumo o gasto promedio per cápita en turismo es de $240,00 anuales, cifras que se desprenden de la misma investigación de mercado. Para posicionar el servicio en el mercado se realizará publicidad, cuyo mensaje será comunicado a través de varios medios, pero principalmente se considera al internet como la vía más efectiva para llegar a clientes ejecutivos, empresarios y hogares. Después verificar la existencia de demanda insatisfecha se procedió con la etapa del diseño organizacional. Se realizó la minuta constitutiva, erigiéndose como una compañía de responsabilidad limitada. Se consideró inicialmente los siguientes cargos: Gerente, secretaria-contadora, ejecutivo de marketing y relaciones públicas, el ejecutivo de ventas y posventas, conserje y un asesor legal externo. El organigrama estructural contempla una estructura clásica (piramidal), adecuada para organizar las funciones de dentro de la empresa. La tercera etapa se centró en el estudio técnico, en la cual se determinó que una construcción inicial de cuatro cabañas de dos habitaciones cada una, brinda una capacidad de hospedaje máxima de 8 habitaciones x 360 noches al año = 2.880 serían las veces que se rentarían las habitaciones al año si se operase al 100% de la capacidad instalada. Sin embargo en el primer año, de acuerdo al pronóstico de ventas, la empresa requerirá únicamente el 50,27% de su capacidad instalada para atender la demanda insatisfecha. Las instalaciones para oficina serán rentadas en un sitio estratégico dentro la ciudad puesto que la compra de una oficina supone una inversión significativa que no es prioridad frente a las otras necesidades de inversiones. Las cabañas serán construidas en una finca en la parroquia rural de San Jacinto del Búa, perteneciente al cantón Santo Domingo. La inversión inicial corresponde a $76.936,68 y se halla distribuida de la siguiente manera: $ 69.077,40 en activo fijo, $3.785,25 en activo diferido, y $4.074,03 como capital de trabajo. La estimación de costos e ingresos permitirán evaluar financieramente el proyecto y determinar su rentabilidad. Para el primer año de operación los costos fijos ascienden a $61.531,22; los costos variables $36.350,00 y los costos totales ascienden a $97.881,22. Los ingresos ascienden a la suma de $116.320,00. Con los resultados obtenidos, la empresa debe vender el servicio al menos el 76,94% del total de paquetes agroturísticos presupuestados a vender en el primer año de operaciones; el 55,16% en el quinto año y el 38,68% en el décimo año. Además, se indica que la cifra mínima en dólares que se debe vender anualmente para que se puedan cubrir todos los costos y gastos, y no hallar pérdidas aunque no obtenga ganancias en el primer año es de $90.377,10 dólares; para el quinto año es $102.226,86; y para el décimo año $128.360,18. El valor actual neto (VAN) del primer año es de $17.958,42; en el quinto año asciende a $ 30 674,07 y al décimo año corresponde a $32.140,54. La relación costo beneficio da un valor de $ 1,50; lo cual explica que por cada dólar invertido se obtendrá una utilidad de 50 centavos de dólar. El resultado obtenido es mayor que 1, y en concordancia con la regla, se demuestra que el proyecto es viable. Con base a los flujos netos descontados, el periodo de recuperación del capital (PRI) sería de 3 años, 2 meses y 1 día. La Tasa Interna de Retorno sería de 45,49%. Considerando que este resultado es mayor que la tasa del costo de oportunidad, permite demostrar la factibilidad para la puesta en marcha del proyecto. La sensibilidad soporta una disminución del 13,15% en los ingresos, o un incremento del 18,52% en los costos. Esto explica que el proyecto no será sensible hasta este nivel de incremento de costos ni ante tal disminución de ingresos, posibilitando la rentabilidad del negocio. El estudio presenta como principales conclusiones que existe la demanda necesaria para iniciar actividades de agroturismo en Santo Domingo, el haber determinado la factibilidad del proyecto, y con ello, la recomendación de invertir en la creación de empresa turística NATURAL TOUR en el cantón Santo Domingo, provincia de Santo Domingo de los Tsáchilas, puesto que la evaluación financiera demuestra la posibilidad de lograr una utilidad líquida en el primer año por $ 13 451,87 y una tendencia alcista de modo que al décimo año lograría $ 102 909,25.
Descripción : The present study pursues as a general objective to determine the feasibility for the implementation of a communal tourist service enterprise in the city of Santo Domingo de los Colorados, province of Santo Domingo de los Tsachilas, on which an strict and methodologic procedure has been followed to determine the investment feasibility. The selected methods have supplied significatively in the development of the investigation. The inductive method was applied during the observation and analysis of the tourists who visit Santo Domingo and the services that they prefer. This permitted the analysis of the demand and the adequate service determination for the goal part which the enterprise wants to supply. The deductive method was applied for explaining the feasibility of the project on interpreting the results of the market study, the income-outcome valuation and the results of the financial valuation. The analytic method was applied along the whole study of feasibility owing to no part of itself could be structured without a previous analysis, the most analysis intensity found center on the financial valuation for being the point that determinated the economic and financial viability, supplying to the investor enough information to decide to invest. The synthetic method was applied in the results interpretation of the work field and on making the conclusions and recommendations. The data collection technique that was used as the main way was the survey. National and foreign tourists were surveyed who visited the Tsáchilas communities of Santo Domingo. The market study reflected a growing demand for agro tourism. The potential demand of the company is 1 794, while the actual demand and effective demand is 1 023 and 724, respectively. The unsatisfied demand is conformed by 727 tourists who, according to market research, they would travel for a stay of two or three days, which represents a total of 1448 tour packages that could be sold. The growth rate of the tourism sector is 7%; and consumption or average per capita spending on tourism is $ 240.00 per year, figures that emerge from the same market research. To position the service in the market, advertising will take place, the message will be communicated through various means, but mainly the internet is considered as the most effective way to reach executive customers, entrepreneurs and households. After verifying the existence of unsatisfied demand we proceeded to the stage of organizational design. A constitutive memorandum was made, establishing itself as a company with limited liability. The following charges were initially considered: Manager, secretary-bookkeeper, executive marketing and public relations, sales and after-sales executive, concierge and outside legal counsel:. The structural organigram provides adequate classical structure (pyramid) to organize functions within the company. The third stage focused on the technical study in which it was determined that an initial construction of four cabins with two bedrooms each, offers a capacity of maximum lodging of 8 rooms x 360 nights a year = 2,880 would be the time that the rooms would be rented if they operated at 100% of the installed capacity. However in the first year, according to the sales forecast, the company will require only 50.27% of its installed to meet the unmet demand capacity. Office facilities will be rented at a strategic site within the city since the purchase of an office is a significant investment that is no priority over other investment needs. The cabins will be built on a farm in the rural parish of San Jacinto del Bua, belonging to the canton Santo Domingo. The initial investment is for $ 76,936.68 and it is distributed as follows: $ 69,077.40 in fixed assets, $ 3,785.25 in deferred tax assets, and $ 4,074.03 as working capital. The estimate of costs and revenues will allow financially evaluate the project and determine its profitability. For the first year of operation fixed costs increase to $ 61,531.22; $ 36.350,00 variable costs and total costs increase to $ 97,881.22. Incomes increase the sum of $ 116,320.00. With the obtained results, the company must sell the service at least 76.94% of the total budgeted agro tourist packages to be sold in the first year of operations; 55.16% in the fifth year and 38.68% in the tenth year. In addition, it is indicated that the minimum dollar amount that must be sold annually so that they can cover all costs and expenses and not to find losses although not find a profit in the first year is $ 90,377.10; for the fifth year is $ 102,226.86; and for the tenth year $ 128,360.18. The net present value (NPV) of the first year is $ 17 958,42; in the fifth year amounts to $ 30 674,07 and the tenth year is $ 32 140,54. The cost-benefit ratio gives a value of $ 1.50; which explains that for every dollar invested earnings of 50 cents will be obtained. The result is greater than 1, and in accordance with the rule, it is showed that the project is viable. Based on the discounted net flows, capital recovery period (PRI) would be 3 years, 2 months and 1 day. The internal rate of return of 45.49% would be. Whereas this result is greater than the rate of opportunity cost, it allows proving the feasibility for the implementation of the project. The sensitivity supports a decrease of 13.15% in revenue, or an increase of 18,52% in costs. This explains that the project will not be sensitive to this level of cost increase nor in the face of incomes decrease, enabling business profitability. The study presents as main conclusions that there is a needed demand to start agri-tourism activities in Santo Domingo, having determined the feasibility of the project and thus the recommendation to invest in the creation of tourist company NATURAL TOUR in the canton Santo Domingo, province of Santo Domingo de los Tsáchilas, since the financial evaluation demonstrates the possibility of achieving a net profit in the first year for $ 13 451,87 an uptrend and so achieve the tenth year $ 102 909,25.
