| Resumen : | El Ecuador es un país subdesarrollado con una economía deficiente, con deplorable administración pública y política de los gobiernos seccionales y nacionales en su ánimo de lucro personal han llevado al país a una verdadera crisis social económica. La crisis económica, social y política que atraviesa el pueblo ecuatoriano, no solamente tiene presencia en las grandes ciudades, sino también en las pequeñas ciudades, como la nuestra, en donde por la deficiente inversión de empresarios, ha causado parte de desarticulación y desorganización en los principales aspectos básicos del desarrollo y crecimiento armónico de la ciudad de Nueva Loja. La presente investigación se desarrolló en la Región Nord-Oriente del País, teniendo como objetivo la presentación de una propuesta para la implementación de una empresa de servicios de limpieza y mantenimiento de oficinas. En su primera parte la tesis expone los aspectos metodológicos que se utilizaron en el desarrollo, así como el tamaño de la muestra y los procesos generales subsiguientes de cada estudio. En la segunda parte la discusión de resultados, con lo que se puede determinar y cuantificar la demanda y su participación en el mercado durante los cinco años de vida útil del proyecto. En el estudio de mercado se aplicó la encuesta a través de un censo a 188 empresas y 192 oficinas de profesionales dando un total de 380 para la muestra objeto de estudio en la ciudad de Nueva Loja, lográndose determinar que existe demanda del servicio; en cuanto a la oferta tenemos que cuatro personas se dedican a prestar los servicios de limpieza y mantenimiento. En cuanto a la ingeniería del proyecto se presenta el proceso de desarrollo del servicio con todas sus fases, en lo referente a tamaño y localización, se adjunta plano de la distribución física de la empresa. Además se indica que la empresa estará ubicada en la ciudad de Nueva Loja, en la vía Quito Km. 1 ½, a pocos metros del redondel del trabajador, en la carretera que conduce desde la ciudad de Lago Agrio a Quito, para su implementación. En cuanto a la Organización Legal y Administrativa, se presenta como una empresa de Compañía de Responsabilidad Limitada, por las condiciones favorables que presenta este tipo de organización. En el estudio financiero, tenemos indicadores que muestran que el proyecto es rentable, lo que ubica al proyecto como una alternativa atractiva en el mercado financiero local. La evaluación financiera representa el VAN del presente proyecto cuyo valor es positivo de 25.229,894 dólares americanos, lo que indica que el proyecto de inversión es conveniente. Para el presente proyecto la TIR es 41,80 %, siendo este valor satisfactorio para realizar el proyecto. El tiempo que se requeriría para recuperar la inversión original seria de 2 años, 6 meses y 25 días. Cabe indicar, que la recuperación del capital no significa que el proyecto arroje rentabilidad. Así mismo la relación beneficio costo refleja que por cada dólar la empresa recupera 0,25 centavos de dólar. Para el presente proyecto, los valores de sensibilidad con el aumento del 8,00% en los costos es igual a 0,8293 que es menor a 1, lo que nos quiere decir que el proyecto no es sensible al aumento de los precios y con la disminución en los ingresos del 6,50% es igual a 0,9407 que es menor a 1, lo que nos quiere decir que el proyecto no es sensible a tal disminución en los ingresos. |

As to the Legal and Administrative Organization, he shows up like a company of Limited-Liability Company, for the favorable conditions that he presents this type of organization. In the financial study, we have indicators that show that the project is profitable, what you locate to the project like an attractive alternative in the local financial market. The financial evaluation represents the VAN of the present I project whose value it is positive of 25.229.89 U.S. Dollars, which indicates that the project of investment is convenient. For the present I project the TIR it is 41.80 %, being this satisfactory value to accomplish the project. The time that it would take to recover the serious original investment of 2 years, 6 months and 25 days.
